Air Duct Sanitizing in Fremont, CA

Does sanitizing actually do anything, or is it just a spray?
Fair question. On a dirty duct, it does almost nothing. Antimicrobials need a clean surface to contact. Dust is a shield. Sanitizing is a second step, never a substitute for mechanical cleaning and vacuum collection. If someone offers a fog with no cleaning first, that is deodorizing, and it fades.
The material matters more than the chemical. Galvanized trunk lines in 1950s–70s slab homes take a wipe or spray well. Metal is non-porous, and it can be rinsed of fine bay-plain silt and oak pollen. Flex duct is different. The inner liner is a thin film over a wire helix. Once it is torn, contamination sits in the fiberglass behind it, and no product reaches that. Torn liner gets replaced, not treated. Same with degraded insulation shedding at a boot.
We use products labeled by the EPA for HVAC surfaces, applied at the labeled dwell time, with the system off. People and pets stay out until it is dry and the system has run clear.
Sanitizing is worth it after rodent activity in crawlspace ducts. It also helps after a heavy smoke season, or when remodel dust from kitchen or bath work sits in the system. It will not fix a moisture source. Winter crawlspace damp and attic condensation on unsealed metal come back. Fix the water first.

How Your Fremont Duct Cleaning Works
Call and tell us your supply vent and return count, and whether the furnace sits in the attic or a closet. We book a one hour arrival window and text you when the van is ten minutes out.
We walk the house with you, pull a register cover, and check the trunk line and blower. The price depends on vent count and number of systems, and you get it in writing first.
We seal the registers, run negative pressure on the trunks, brush each run, then restart the system while you feel the airflow. Drop cloths go down first, the old filter leaves with us, and nothing is added at the end.
