Air Duct Cleaning FAQ — Fremont, CA

Common questions from homeowners in Fremont and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.

Do Fremont homes really need duct cleaning on a schedule, or is that a sales line?

There is no calendar that fits every house. Most Fremont homes land somewhere in the three to seven year window, and what moves you toward the short end is dust. Summer afternoon winds pull grit off the Diablo Range foothills and the bay flats, grass pollen comes off the open hillsides, and spring tree pollen loads a filter fast. If you have pets, recent remodeling, or a return that sits near a slab floor, plan on cleaning sooner than your neighbor does.

What does your crew actually do once they are inside the house?

First we look at the system and count supply and return openings, so we know the scope before anything runs. Then we connect a negative-air machine at the air handler or main trunk, so the duct run is under suction the whole time. Register by register, we push rotary brushes and compressed-air whips down the branch lines and the debris travels toward the vacuum instead of into your living room. We finish at the blower compartment and coil face where the heaviest buildup usually sits, then put every cover back the way we found it.

What is the realistic time commitment on a typical job?

A single-system tract ranch in Centerville or Irvington with attic ductwork usually runs two to four hours. Larger 1970s–90s subdivision homes, two-story layouts, or anything with a second system add time. Crawlspace runs under older Niles and Mission San Jose raised-floor homes slow us down because access is tight. We give you a time window when we see the house, and if something changes mid-job we tell you before we keep going.

Why would my neighbor's bill look nothing like mine?

Vent count drives it more than square footage does. A slab-on-grade home with short attic runs and ten registers is a different job than a two-system house with thirty openings spread over two floors. Access matters too: a low crawlspace with duct runs under a raised floor takes longer than an attic you can stand up in. Heavy contamination, sheet metal that has to be opened and resealed, and a separate dryer vent line all add work. The estimate is free and we price it after we see the system, not over the phone from a guess.

Are you going to shove my furniture around and leave dust everywhere?

We move only what blocks a register, and we move it back. Drop cloths go down at the air handler and at any opening we have to take apart. The vacuum stays running the entire time, so the dust has somewhere to go besides your floor. Booties on, tools out of walkways, and we sweep the work areas before we load up.

My airflow is bad somewhere. Is that the laundry line or the furnace system?

Watch where the symptom shows up. If towels need two cycles, the dryer cabinet runs hot, or the laundry room smells scorched, the problem is lint in the dryer duct. If several rooms are weak, the house is dusty everywhere, or the system short-cycles, it is the HVAC ductwork or the blower. They are separate lines and we clean them separately. If you are not sure, we check both while we are there.

What happens if you open a duct and find mold growing in it?

We stop and show you, with a photo if the spot is somewhere you cannot see. Fremont's cool wet winters and condensation at the coil can create damp spots in attic duct runs, and sometimes what looks like mold is just packed dust. Light surface growth on hard metal we can clean and treat with an antimicrobial. If it is in porous flex duct, spread across the plenum, or tied to a water problem, you need remediation and a repair, not a duct cleaning, and we will say so instead of selling you the cleaning anyway.

Is a new filter part of this, or do I handle that myself?

We pull the old filter before we start, because running clean ducts through a loaded filter undoes the work. If you have a spare on hand we install it. If not, we usually carry standard sizes for Carrier, Trane, Lennox, Goodman, Rheem, and American Standard systems and can fit one. We also tell you the correct size and a realistic change interval, which in Fremont is shorter than the box claims during spring pollen season.

Can you fit me in before the end of the day?

Often yes. We hold openings for same-day calls, and mornings are usually the easiest to fill. Call early and tell us your cross streets, how many registers you think you have, and whether the system is in the attic or a crawlspace. If today is full we will give you a real time tomorrow rather than a vague window.

Which parts of Fremont and the surrounding area do you cover?

All of Fremont, CA, on the southeast shore of San Francisco Bay in Alameda County, from the bay plain up to the base of Mission Peak and the Diablo Range foothills. Because the city was formed from the merger of five older districts, we work on everything: pre-war and 1950s–60s tract ranch homes in Centerville and Irvington, 1970s–90s subdivisions, Niles and Mission San Jose homes with raised floors, and the newer infill near Warm Springs BART. We also serve nearby Alameda County cities. Call with your address and we will confirm.
